
The deadline to file for Widow/Widower, Disabled, Non-Profit and Religious Exemptions is March 1.
PROPERTY TAX EXEMPTIONS
The widows/widowers exemption and the disabled person exemption reduce the tax liability for qualifying individuals. Effective Jan. 1, the total amount of the deduction is $3,664 which will be applied to the owners assessed property value. These exemptions work to reduce an owner’s tax liability. Qualifying does not necessarily remove all taxes, but in most cases it will only reduce your taxes.
The Assessor’s Office is now accepting applications for these exemptions. You must apply in person at 110 E Cherry Avenue in Flagstaff and can do so until March 1.
SENOR PROPERTY VALUATION PROTECTION OPTION
The Assessor’s Office is now accepting applications for the Senior Value Protection Option (aka Senior Value Freeze) until Sept. 1. If you qualify for the protection option your taxes are not frozen and continue to be levied at the same rate as all other properties in the taxing district. The freeze only applies to the full cash value of your property. Once a taxpayer has qualified, the freeze is in effect for a three-year period, but can reapply at the end of that time period to re-qualify.
The requirements to file for the option include the following:
* At least one of the property owners must be at least 65 years old at the time the application is filed, and a proof-of-age document must be submitted.
* The property must be the primary residence of the taxpayer. For purposes of this application, “Primary Residence” is defined as the residence that is occupied by the taxpayer for a cumulative total of nine months in the calendar year.
* The owner must have resided in the primary residence for at least two years prior to applying for the option.
* The owner(s) total income from all sources, including non-taxable income, cannot exceed the amount specified by law.
